Experience Co-Directors Richard and Ian have a wealth of experience in dealing with properties in the area either for sale or let for more than 30 years. We have the qualifications to ensure that your property is well looked after, not only because we choose the right type of person for the right type of property, but because we make sure that all the properties we manage are kept up to date as far as health and safety legislation is concerned, we also ensure that your investment does not deteriorate structurally over the years.

Knowledge We love knowledge, our many years of experience proves our understanding of the private rented sector and what it means having a good understanding of rental market and changing legislation, knowing what is the best investment to purchase and how to be a good landlord which in turn provides our unique flair of matching the right people to the right property.

Qualifications We are members of the National Association of Estate Lettings Agents. We hold a professional Indemnity insurance, Client Money Protection Scheme and an independent redress scheme. Not that you will ever need it, as our training and qualifications ensures that best customer service and practice is adhered to at all times.

Problem Solving Yes problems arise from time to time and when you least expect it. The boiler has broken down. The storm has taken tiles off the roof. The tenant has accidentally broken a window. All sorts of things go wrong. Our experience proves that when a there is a crisis looming we have the ability to solve the problem efficiently and effectively.

Contractors We have an excellent and reliable team of contractors to include painter decorators, plumbers, electricians, domestic engineers, builders, roofers. As landlords or even sometimes as tenants you benefit from trade prices with people who we trust. You can be assured that we do not benefit from any secret or hidden costs. Our priority is good workmanship and well maintained property. Unlike other letting agents we do not charge commission for arranging contractors.

Management Fees We are very reasonable on our fee structure. Without the need for big expensive office overheads our full management service is from just 6%. There are no hidden fees. Why pay more?

Inspections We consider inspections to be vital in the communication between ourselves and the tenant and feeding back to the landlord. We check to ensure the property for is being respected by tenant and offer advice such as general housekeeping, maintenance issues, condensation management etc. Inspections can alleviate any possible future problems. We also provide the landlord with an inspection report with photos.

Full Management Service This is our most popular service, ideal for landlords who are either not local, or do not want to deal with the day to day issues of managing rental property and tenants and includes the following:

  • Visiting the property, and providing a rental valuation and any other advice which you may require about letting your property.
  • Advising you on compliance with the various safety regulations.
  • We will supply and erect To Let board where permitted.
  • Your property will be advertised on all of the major property portals, Find-a-Property and Zoopla We also have excellent contacts with various company personnel departments, and furthermore have an extensive list of tenants actively looking for properties.
  • We will accompany tenant applicants to view your property.
  • Obtain and evaluate references and credit checks.
  • Prepare a suitable tenancy agreement and arrange signature by the tenant.
  • Collecting a tenancy deposit which will be treated in accordance with current legislation.
  • Preparing an inventory and schedule of condition.
  • Checking the tenant into the property and agreeing the inventory.
  • Supervising the transfer of gas, electricity, water and council tax into the tenant's name.
  • Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.
  • If required paying regular outgoings for you from rental payments.
  • Inspecting the property periodically, and reporting any problems to you.
  • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.

Standard Fee Structure For Landlords

STANDARD MONTHLY MANAGEMENT FEE at an agreed percentage of the Rent, plus VAT at the ruling rate. TENANT FIND ONLY 50% of the first month’s Rent plus VAT at the ruling rate, but subject to a minimum fee of £360.00 (including VAT).

We reserve the the right to charge for excess involvement in
maintenance issues such as inspection and re-inspection.     

* The standard cost of the Inventory is £240.00 which is shared equally between the Landlord and the Tenant(s). Non-standard, part-furnished, furnished, or larger properties may attract a higher fee, which will be agreed with the Landlord before marketing begins.
